This is nothing new for some agencies but is a topic of discussion for sure. Our area has seen a rapid construction growth of 55 and older housing. Every time we drive by it appears they are breaking ground for another phase.
This type of housing community posses a great concern and need to discuss our tactics and response. Each complex has its own unique characteristics but floor layout is generally the same. These units are not protected by a sprinkler system but they do have a 2 hour separation floor to ceiling between each unit. Fortunately for us we can inspect these and enforce building codes while being built.
Looking at our response, we have very limited access, multiple exposures, and a deep seated fire can produce rapid fire growth. Our occupancy averages 1-2 people per unit however some may be confined to a wheel chair, on oxygen, or in some cases may not be able to self evacuate themselves in the event of fire. Being aware of the units that have people who require special assistance is key.
The best time to do the preplanning is while responding to these complexes for medical calls, we are at them several times a week!Take a few extra minutes after you go in service to walk the complex. Do 360s, make mental notes, step it out to determine the correct hose deployments. At 3am you want to be prepared for the worse!
